BKM Capital Partners, a vertically integrated institutional fund manager, has acquired the Ash Business Center in Tempe, AZ for $17.4 million. This milestone transaction marks BKM’s 100th acquisition, bringing its assets under management (AUM) to $2.3 billion and covering 10.8 million square feet across six states. Founded by Brian Malliet in 2013, the Newport Beach-based firm has executed transactions worth $3.6 billion involving 18 million square feet of small and mid-bay industrial spaces primarily in the Western United States. The firm’s success is attributable to its strategic focus on value-add opportunities and underperforming properties situated in high barrier-to-entry markets. In 2023 alone, BKM invested $575 million across 15 properties. The Ash Business Center comprises nine light industrial buildings and presents opportunities for rent growth and enhancing tenant demand. BKM’s ongoing acquisitions and commitment to its niche expertise have enabled significant growth, positioning it as a major player in the small-bay industrial sector.
