Dalfen Industrial finalized the sale of two Denver-area industrial properties totaling approximately 150,000 square feet in April 2024. The I-70 Industrial Center, bought in August 2019, comprises 77,222 square feet of light industrial space and is strategically located near major highways and transit hubs. The property was sold to Armstrong Capital Development, a local real estate fund operator, with the transaction arranged by CBRE. Significant upgrades and increased net operating income were achieved during Dalfen’s ownership. The second asset, Aurora Center I, is a 75,000-square-foot, Class-A industrial building acquired in April 2020. It is ideally located for last-mile distribution, close to Denver International Airport, and has potential for expansion. It was marketed by Cushman & Wakefield and sold to Wanko, a design, engineering, and manufacturing firm. Dalfen’s strategic timing and the properties’ quality and size contributed to the successful sales.
